Three Free Downloads: A Tenancy Agreement, a Will, and a Checklist

Hi there — over the last few weeks I've put together three free documents that a good few of you have asked about at one time or another. They're all free to download and use. Do read the short note under each one though, since none of them are one-size-fits-all.
1. A Basic Tenancy Agreement
If you're a landlord with a straightforward letting — one property, one household, nothing unusual — this is a ready-to-fill assured periodic tenancy agreement, updated for the Renters' Rights Act changes that came into force on 1 May 2026. It covers rent, deposit, bills, and the legal obligations you're now required to set out in writing.
It's built for simple lettings only — not HMOs, company lets, or anything unusual. If that's your situation, get in touch before using it.
2. Why You Should Make a Will (a two-minute read)
Just over half of UK adults don't have a will, according to the Money and Pensions Service. This short checklist runs through what actually happens if you don't — and it might surprise you, especially if you're not married to your partner.
3. A Basic Will
If you want everything you own to go to one person, with no complications, this is a ready-to-fill Will template — including clear instructions on how to sign and witness it correctly, which is where most DIY wills actually go wrong.
If your situation is anything other than straightforward — blended families, a business, Inheritance Tax, jointly owned property — please don't use this one without talking to us first. A will that doesn't fit your circumstances can fail completely.
